February 2009 Budget and Meeting Report

Thank you to all of the Rose Creek Crossing owners that attended the 2nd Rose Creek Crossing HOA meeting on February 26, 2009. The meeting was productive and informative about the future of Rose Creek Crossing. There were many constructive comments and discussions, and the finances of the HOA were reviewed in detail. Please see attached a copy of the minutes of that meeting and the financial report that was provided to all the owners at that meeting.

Among the things that were discussed at length were increasing communication between the HOA Board / Advisory Committee and the owners; and the clubhouse reservation policies. We are seeking your feedback on these items before a final decision is made.

Communication
Many of the owners that were present at the meeting desired to have more input on decisions made within the HOA. To facilitate that request, the Board of Directors and Advantage Management has previously set an email forwarding alias to facilitate communication with the community members. All emails sent to rose.creek.crossing@gmail.com will forward directly to all 3 board members, the 5 advisory committee, and Jason Sucher at Advantage Management. If you have suggestions, comments or concerns, send us an email and let us know. Benjamin Donner of the advisory committee has also set up a blog for the HOA where we will be posting information for owners to review and comment upon. Clubhouse Reservation policy revised!
After considerable discussion amongst all of the owners in attendance, it was proposed that the following changes and clarifications be made with regards to usage and reservation of the clubhouse:
• No commercial or business usage will be allowed at any time
• Clubhouse reservations will be limited to 4 reservations per month per home.
• The reservation fees will be changed as follows: Full Day Weekend reservations will be $50 per day, and Full Day Weekday reservations will be $25.00 per day
• Reservations will not be taken more than 90 days in advance
• Holidays (Christmas, New Years Day, Thanksgiving, 4th of July, etc) will be handled by a lottery drawing of all owners that desire to use the clubhouse on one of those holidays. The drawings will be held 90 days in advance of the holiday so plans can be made accordingly. If you desire to reserve the clubhouse for one of those days, please submit your request in writing to rose.creek.crossing@gmail.com.

This policy will not be finalized until 04/15/09, after allowing 30 days of public input. Please send your comments to rose.creek.crossing@gmail.com before 04/15/09.

Home Owners Insurance
For those of you in the town homes, please remember that the HOA insurance covers the entire building structure but none of your personal belongings, nor your appliances, light fixtures, interior doors, A/C Furnace units, or interior plumbing fixtures. The HOA insurance offers no liability protection for you if you were to start a fire in your kitchen or overflow your washing machine. So we strongly recommend that each of you obtain a home owners insurance policy to cover these items (among others) and all your personal belongings. If you have further questions about the insurance coverage, please contact the HOA insurance Agents Lamond Woods or Tiffanie Thompson at 801-225-5000.

Pet Clean up and Pet Restraints
If you are a pet owner, please clean up after your pet EVERY TIME they leave a mess in the common areas. Unfortunately this continues to be a problem at Rose Creek Crossing Condominiums. Homeowners who do not clean up after their pets will be warned once in writing and then fined $50, $100 or $150 for continuing offenses. If you are a homeowner who has seen a pet that is not being cleaned up after, please note the unit number that the pet belongs to and call Advantage Management at 866-500-7368.

Please also remember that all pets must be kept on leashes whenever they are in the common area. There is no exception to this rule and homeowners who choose to allow their pets to roam free will be fined. This is also a city law and loose animals may be impounded by local Animal Control Officials.

Additionally, not only is leaving pet waste laying about in poor taste, pet waste transmits disease. This unsanitary behavior cannot be permitted!

Please remember that monthly HOA dues payments are due on the 1st and late after the 10th of each month. You can also sign up for automatic monthly withdrawal of your dues by contacting Advantage Management at 801-235-7368 or you can pay online at www.cabanc.com. You will need the following information to make an online payment:

Community Meeting

Want to find out what is happening at Rose Creek Crossing? Come to the Board and Advisory Committee Meeting on Thursday 02/26 at the Rose Creek Clubhouse at 6:30 pm. This is a great time to let your voice be heard. If you have complaints, suggestions or compliments, come see us, and say Hello to some of your friends and neighbors.

Clubhouse Rental Policies

There has recently been some issues at the clubhouse that require us to provide clarification on the clubhouse rental policies. Please make note of the following regulations regarding clubhouse reservations:
* The clubhouse cannot be used or reserved for any sort of business or commercial purposes. This would include sales or training meetings, Tupperware parties or the like.
* The clubhouse may be reserved up to two times per month per family for $25 per reservation. Any additional reservations would be at the discretion of the HOA at a cost of $100 per extra reservation.
* Reservations will not be taken more than 90 days in advance.
* Reservations are still made by calling Advantage Management at 866-500-7368 x 100. Ask for Aldana.

On Street Parking

Please help us avoid accidents and snow clearing problems. Remember that there is to be no long term or overnight parking in the streets of Rose Creek.

Trash Disposal

Please help keep our community clean and attractive by following these common sense rules for proper trash disposal:
* Please remember that the trash cans must be kept inside your garage or otherwise out of site at all times except on trash removal day, after which it must be returned to its proper storage location within 24 hours.

Hard Water Problems?

Like many of you, in the past, the HOA clubhouse has been experiencing troubles with hard water. That is a problem no longer thanks to UtahWATERSystems! We are grateful for their generous donation of a FREE SOFTWATER SYSTEM to the Rose Creek Crossing Clubhouse. If you are in need of water conditioning services at your home, the Rose Creek Crossing HOA recommends that you call UtahWATERSystems.
