Important Notice for Rose Creek Homeowners

We have two important items to bring to your attention – please read the following:

Due to defects in the original key operating system, and to adequately protect our community clubhouse and pool, the Rose Creek HOA Board of Directors find it necessary to update the clubhouse access security system. Over the years, many clubhouse access cards have stopped working, have been lost, borrowed or even stolen. This leaves our most expensive amenity open to potential abuse and damage.

For this reason, effective immediately, ALL clubhouse and pool access cards will be deactivated. It will be necessary for every owner to have their clubhouse security key cards scanned and reactivated to be able to access the pool and clubhouse. This will require each owner to bring all keys in their possession to the clubhouse to have them scanned. The whole process will take less than 5 minutes at the clubhouse.

In an effort to minimize the inconvenience, we will have a representative at the clubhouse at the times listed below to allow for varied work schedules etc. Please choose a time that will be most convenient for you. If you are not able to personally make one of these times, you may send your keys with a friend or neighbor. If you do not get your card activated at one of these times, there will be a $25.00 charge to activate it later.

Saturday March 26 – 9:00 am to 12:00 noon
Monday March 28 – 7:00 pm to 9:00 pm
Friday April 01 – 6:00 pm to 8:00 pm

In accordance with Utah State Law, the Rose Creek HOA recently commissioned a professional reserve study to help create a maintenance and savings plan for the next 30 years. Based on the findings of this Reserve Study, the HOA board has approved a modest fee increase (our first since the community was developed) for all of the homes in Rose Creek to help accelerate the HOA savings, while maintaining adequate funds for the day to day operations. Effective May 1, 2011 the monthly fees for the townhomes will increase by $10 per month, and the single family homes will increase $1.50. New payment coupons will be sent to each owner not already signed up for monthly electronic funds withdrawal through Advantage Management. Those that are subscribed to electronic funds withdrawal through Advantage Management, will automatically have the new fees drafted beginning in May unless Advantage Management is specifically instructed not to draft the funds.
